Landlord Services - CP12 Certificates

Being a landlord comes with a substantial set of responsibilities, not least of which is ensuring the safety of your rental properties. One of the most critical aspects of this is adhering to legal requirements, particularly concerning gas safety.

Legal Requirements for Landlords

For landlords, a CP12 certificate is not just a piece of paper; it’s a legal document that proves your gas appliances have been checked and meet the required safety standards. It’s a mandatory check that must be conducted annually by a Gas Safe registered engineer, involving a thorough inspection of all gas appliances, pipes, and flues in the property. Without it, you’re not only putting your tenants at risk but also exposing yourself to legal action.

The Process of Inspection and Certification

At Premier Heating Solutions, we understand the challenges of keeping up with these obligations, which is why we have developed a comprehensive service tailored to landlords. Whether you’re managing a single property or a vast portfolio, our systems ensure that annual reminders are generated, so you never miss a deadline. Furthermore, we can liaise directly with your tenants to schedule these essential checks, relieving you of one more administrative burden.

By entrusting us with your CP12 certification needs, you ensure compliance with legal standards, safeguard your tenants, and maintain the integrity of your rental properties. Our commitment to efficiency means that once the certificate is issued, it can be distributed to all necessary parties immediately, ensuring that you’re always up to date and within the bounds of the law.

Book A Survey

During this appointment, we’ll explore your requirements and establish which type of system best suits your needs. Our surveyor will need approximately 45-60 minutes of your time. Ideally, you will be present for the appointment so that we can ask questions and explain our recommendations.

Book A Diagnostic Appointment

One of our experienced engineers will carry out an initial inspection of the fault and a system health check, then provide a fixed price quote to resolve the issue.

If further diagnostics are needed (most common in larger properties, complex systems, or leak investigations), your engineer will explain the next steps and agree any additional diagnostic charge before continuing.

If you choose not to go ahead with the repair a £120 diagnostic charge applies.
