Landlord Gas Safety Certificate (CP12) & Heating Health Check
CP12 Certification & Heating System Health Check
When it comes to gas appliances and heating systems, safety should always be the top priority. That’s why we offer comprehensive CP12 Certification and Heating System Health Checks to ensure that your property meets the highest safety standards.
Why is a CP12 Certification Important?
A CP12 Gas safety certificate, also known as a Landlord Gas Safety Record, is a legal requirement for landlords and an essential measure for homeowners seeking peace of mind. Our landlord gas safety certification process involves thoroughly examining your gas appliances, flue, controls, and safety devices to ensure compliance with current safety regulations.
Key Components of Our CP12 Certification & Heating System Health Check:
Visual Inspection
Our certified engineers will conduct a visual inspection of the appliance, flue (if applicable), and related controls to ensure they meet safety standards and adhere to regulations. Internal components will also be inspected for any signs of wear or damage.
Emergency Control Valve and Earth Bonding
We will check the emergency control valve for proper operation and ensure equipotential earth bonding is in place for electrical safety.
Safety Devices and Gas Tightness Test
All safety devices will be tested to ensure they are functioning correctly, and a comprehensive “Gas Tightness” test will be conducted to detect any gas leaks and ensure the safety of your property.
Ventilation and Flue Terminal
Our engineers will verify that the ventilation requirements are satisfactory and that the flue terminal is free from obstructions. Internal flue components will be checked for proper sealing.
Flue Gas Analysis
To ensure efficient and safe combustion, a flue gas analysis will be performed to assess the appliance’s performance. This analysis helps identify any potential issues and ensures that the appliance is operating optimally.
Appliance Operation and Heating System Health Check
We will run the appliance to confirm that it is operating correctly. Additionally, our engineers will conduct a comprehensive heating system health check, including checking the circulator pump, zone valves, heating controls, bleeding radiators, and assessing radiator valve operation.
Gas Safety Certificate with 29 Point System Health Check
Upon completion of the CP12 Certification and Heating System Health Check, you will receive a Gas Safety Certificate. This certificate provides you with valuable insights into the condition of your boiler and heating system, highlighting any immediate issues and offering general advice for maintenance and improvement.
Additional Considerations
If your boiler is not fully operational during the service, we will provide you with a repair quotation, and the appointment will revert to a System Inspection charged at £96.00. Please note that if you have additional gas appliances in your property, they will also require a CP12 certificate.
